Airbnb Management in San Diego

San Diego has one of the most structured short-term rental systems in the United States. Every stay of less than a month in the city needs a Short-Term Residential Occupancy licence, the type of licence decides what you can do, and the number of whole-home licences is capped. Airbnb management here begins with knowing exactly which licence you hold or can obtain — and then making each licensed night count.

The STRO licence tiers explained

The City of San Diego requires a licence for short-term residential occupancy of a dwelling unit, or part of one, for less than one month, and says it has been unlawful to operate without one since May 1, 2023. Its STRO page also states that a host may hold only one licence. The city's tier FAQ describes four tiers:

  • Tier 1 — home share or whole home for an aggregate of 20 days or less per calendar year; the host does not need to live on site
  • Tier 2 — home share for more than 20 days a year, only in the host's primary residence, which the host must occupy at least 275 days of that year
  • Tier 3 — whole home outside the Mission Beach Community Planning Area for more than 20 days a year, with a two-consecutive-night minimum stay
  • Tier 4 — whole home inside the Mission Beach Community Planning Area for more than 20 days a year

Caps and availability

Tier 3 and Tier 4 licences are limited in number. The city publishes live counts of licences issued and remaining; when we reviewed the page in late 2026 it showed Tier 4 as fully allocated with its application period closed, and only a limited number of Tier 3 licences remaining. Check the city page for the current position before buying or planning a whole-home rental.

City of San Diego or a neighbouring city?

The STRO ordinance applies within the city's nine council districts, which include neighbourhoods such as La Jolla, Pacific Beach, Mission Beach and downtown. Coronado, Chula Vista, Oceanside, Carlsbad, Del Mar and Encinitas are separate cities with their own rules, so we confirm jurisdiction against the city's council district map first.

What the licence rules mean for owners

Because a host may hold only one licence, San Diego is not a market for quickly assembling a portfolio of whole-home short-stay rentals under one host. Owners without a Tier 3 or Tier 4 licence have real alternatives: hosted home sharing under Tier 2, limited Tier 1 use, or furnished stays of a month or more, which sit outside the STRO definition and suit visiting medical staff, military families, relocations and long-stay professionals. Our mid-term rental management service is built for that model.

Where you do hold a whole-home licence, every night is scarce supply. That makes revenue management, reviews and compliance — operating requirements, the licence number on listings, the Tier 3 minimum stay — more valuable, not less.

Pricing San Diego's coastal and convention calendar

San Diego's mild climate supports year-round travel, but demand is far from flat. Summer beach season lifts coastal neighbourhoods; Comic-Con International at the San Diego Convention Center in July creates one of the city's sharpest short spikes; other conventions, sporting events and graduation weekends at local universities fill specific dates. Winter brings visitors escaping colder states, often for longer stays.

We price each neighbourhood and guest type differently. A Mission Beach whole home, a La Jolla guest suite and a downtown unit near the convention centre have different competitors and booking windows. We protect event dates from early discounting and use booking pace to adjust while there is still time. See our dynamic pricing management page for the method.

  • Convention and event dates priced individually
  • Summer beach demand handled with longer minimums where licences allow
  • Tier 3 two-night minimum built into every rule set
  • Longer winter stays considered for flexible guests

Listings that win on the coast

San Diego guests compare walking distance to the beach, parking — often the deciding factor in coastal neighbourhoods — outdoor space, ocean views and noise. We rewrite titles and descriptions around those points, keep amenity claims accurate, display the licence number where required, and order photos so guests see what makes the home distinctive first. For owners with a premium home, our luxury vacation rental revenue management approach applies.

Guest communication and operating standards

The city's operating requirements cover matters such as local contact availability, good-neighbour rules and complaint response, and its enforcement team accepts complaints from neighbours. Our guest communication plan sets expectations on noise, parking, trash and occupancy before arrival and repeats them at check-in. Under the Operate package we coordinate cleaning and maintenance once we have confirmed how those services will be delivered for your property; we do not claim a San Diego office or field team.

Monthly reporting covers nightly rate, occupancy, revenue and the changes we made. Our general Airbnb management page explains the full service.

Short stays or month-plus stays: choosing the right model

For many San Diego owners the real decision is not which manager to choose but which rental model fits their licence and goals. A Tier 3 or Tier 4 licence makes short stays possible, with higher nightly rates but more turnovers, more guest communication and stricter operating rules. Without one, furnished stays of a month or more can still produce steady income from guests who need a home rather than a hotel.

We compare the two models using your property's actual characteristics: location, size, parking, furnishing standard and how often you want to use it yourself. We look at the operational load of each, the rules that apply, and the type of guest each model would attract. Then we recommend one model, or a combination where the rules allow, and explain the reasoning in writing.

Whichever model you choose, we write the listing for that guest. A month-plus listing should highlight workspace, laundry, kitchen equipment and commuting routes; a short-stay listing should lead with beaches, views and neighbourhood life.

Ways to work with us on a San Diego property

Every engagement starts with a consultation and a feasibility check of the property, its rules and its records. The four options below are the same ones described on our packages page; what changes in San Diego is the local planning behind them.

  • Optimize — from $499 per property per month: pricing, listing optimisation and revenue reviews while you keep day-to-day control
  • Advise — from $1,500 per engagement: a market position, rate strategy and written improvement plan your own team carries out
  • Operate — custom quote: full management including listings, pricing and guest communication, scoped after we confirm how cleaning and maintenance will be covered for that property
  • Zero Management — no management fee; only revenue above an agreed baseline is shared 50/50, which needs reliable performance history to set the baseline

Honest expectations

We do not publish expected San Diego nightly rates, occupancy or income, and we never guarantee them. The licence you hold or can obtain sets the boundaries, and a consultation is the quickest way to understand what is realistic. Our fees guide explains how management costs compare, and the revenue calculator gives a rough first estimate before a full audit.

San Diego owner questions

Do I need a licence for an Airbnb in San Diego?

Yes. The city requires a STRO licence for any short-term residential occupancy of less than one month within city limits, and it has been unlawful to operate without one since May 1, 2023.

Can I get a whole-home licence in Mission Beach?

Tier 4 covers whole-home rentals in Mission Beach and is capped. When we last reviewed the city page, Tier 4 showed no licences remaining and the application period was closed. Check the city's live figures.

Can one host run several San Diego short-term rentals?

The city states that a host may hold only one licence, which limits portfolios of whole-home short-stay rentals under one host.

Are 30-night rentals covered by STRO?

The STRO licence applies to occupancy of less than one month. Furnished stays of a month or longer fall outside it but must still follow other housing rules.

Will you guarantee bookings during Comic-Con?

No. We plan pricing and availability for event demand but do not guarantee occupancy or income.
