Austin's current short-term rental framework
The City of Austin defines a short-term rental as a residence rented for less than 30 consecutive days, licensed by Development Services. According to the city's short-term rentals page, Council adopted changes in February 2025 that made STRs an accessory use to all residential uses in all zoning districts, provided they hold a valid operating licence. Further changes took effect in October 2025, including licences valid for two years rather than one.
The September 2025 ordinance also brought platforms into enforcement. As reported by KUT, host sites must display the city-issued licence number and remove unlicensed listings at the city's request. The city says it will begin requesting removal of unlicensed properties from platforms on July 1, 2026. Separately, a February 2025 ordinance requires platforms that take payment to collect the city's hotel occupancy tax on behalf of operators.
What we check before managing an Austin listing
Licence status and expiry, whether the licence number appears correctly on every channel, who the named operator is, and whether the property sits inside the City of Austin or in a neighbouring jurisdiction such as unincorporated Travis County, Lakeway or Round Rock, which set their own rules. If a licence is missing, the listing should not run until it is in place.
Pricing around Austin's event calendar
Few US cities have an event calendar as concentrated as Austin's. SXSW takes over the city in March; Austin City Limits Music Festival runs across two weekends in Zilker Park each autumn; the Formula 1 United States Grand Prix brings international visitors to Circuit of The Americas; and University of Texas home football weekends fill homes near campus and downtown. Each event has its own booking curve, guest profile and group size.
We plan these dates individually. Event nights get their own rate floors, minimum stays and release timing, and we watch booking pace so early demand is not sold off at ordinary prices. Between events, Austin's business travel, medical visits and relocations support midweek and longer stays — a different guest that deserves different rules. - Festival and race weekends priced on their own curves
- Football weekends treated separately from weekday demand
- Midweek business and relocation stays supported with flexible minimums
- 30-night-plus furnished stays considered where short stays are not viable
Listing optimisation for Austin guests
Austin guests often travel in groups, so sleeping arrangements, parking, distance to venues and rideshare access are decisive. Listings should state honestly how far the home is from downtown, Zilker, the university or the circuit, and what house rules apply to groups. We rewrite titles and descriptions around those decision points, check amenities for accuracy, and reorder photos so guests see what matters to them first.
Clear rules also protect your licence. Austin's framework includes guest responsibilities and enforcement for violations, so occupancy limits, quiet hours and parking expectations should be visible before booking and repeated before arrival.
Guest communication, operations and reporting
Our standard guest journey covers booking confirmation, pre-arrival instructions, check-in, a mid-stay check for longer bookings and check-out. On event weekends, when many guests arrive at once and roads close, communication is planned in advance with parking and transport details.
Under the Operate package we coordinate cleaning, linen and maintenance, but only after confirming how those services will be delivered for your property; we do not claim an Austin office or field team. Every month you receive a report covering nightly rate, occupancy, revenue and the changes we made, written in plain English. For owners running several Austin units, our multi-property revenue management approach applies, and our general Airbnb management page covers the full service.
Neighbourhood differences inside Austin
Austin guests choose neighbourhoods with a purpose. Homes close to downtown and Rainey Street attract event-goers and groups who want to walk to venues. East Austin and South Congress appeal to visitors who want restaurants and music close by. Properties near the University of Texas campus see parent visits, graduations and football weekends. Homes further out, towards the hills or the lakes, attract families and guests who want space and are willing to drive.
Each of these groups compares your listing against a different set of competitors, so a single citywide pricing rule leaves money behind. We identify the homes your guests actually compare you with, then set rate ranges, minimum stays and event premiums for that peer group. We also look at how your neighbourhood behaves on non-event weeks, because that is where most of the calendar is won or lost.
Location also changes the guest experience. Parking, rideshare pick-up points and noise expectations differ street by street, and clear guidance on them reduces complaints from both guests and neighbours.
Ways to work with us on a Austin property
Every engagement starts with a consultation and a feasibility check of the property, its rules and its records. The four options below are the same ones described on our packages page; what changes in Austin is the local planning behind them.
- Optimize — from $499 per property per month: pricing, listing optimisation and revenue reviews while you keep day-to-day control
- Advise — from $1,500 per engagement: a market position, rate strategy and written improvement plan your own team carries out
- Operate — custom quote: full management including listings, pricing and guest communication, scoped after we confirm how cleaning and maintenance will be covered for that property
- Zero Management — no management fee; only revenue above an agreed baseline is shared 50/50, which needs reliable performance history to set the baseline
Honest expectations for an Austin property
We do not publish expected Austin nightly rates, occupancy or income, and we never guarantee results. A property near a festival site can still underperform if its licence lapses, its reviews slip or its pricing ignores booking pace. What we provide is a feasibility check, a written plan and steady management against it. Our mid-term rental management service may suit owners who prefer 30-night-plus stays, and the revenue calculator offers a rough first estimate before a proper audit.
If you are buying in Austin specifically to host, talk to us before you close. We can review the licence position, the neighbourhood's guest mix and the operating load of the home you are considering, so the decision rests on evidence rather than on a listing photo or a seller's projection.
