What are the Airbnb rules in Paris?
Paris allows short-term letting of a primary residence for a limited number of nights per calendar year, subject to registration with the city. Letting a secondary residence to tourists requires a change-of-use authorisation (changement d'usage), which in central Paris is generally subject to compensation requirements.
Who the rules apply to
Anyone letting furnished accommodation to short-staying guests in Paris. Primary residences — where you live at least the majority of the year — follow the annual night cap and registration regime. Secondary residences and properties held by companies fall under the stricter change-of-use rules. Co-ownership (copropriété) rules and lease terms can prohibit letting entirely.
What you must do to comply in Paris

- 03For a primary residence, monitor the annual night cap across all platforms combined and stop letting once it is reached.

- 05Check the copropriété regulations and your lease; many explicitly forbid short-term letting.
- 06Collect and remit the tourist tax (taxe de séjour) and declare rental income under the correct French tax regime.
Penalties for non-compliance
Letting without the required registration or change-of-use authorisation, or exceeding the night cap on a primary residence, can result in civil fines that run into tens of thousands of euros per property, enforced by the city. Platforms also remove non-compliant listings.
