Start with the data, not the symptom

Before changing a single photo or dollar of pricing, pull three numbers from your Airbnb host dashboard: page views over the trailing 30 days, conversion rate (bookings ÷ page views), and search impressions. If page views are low, you have a ranking or pricing problem. If page views are healthy but conversion is under 2%, you have a listing-quality problem. If both are weak, the listing is invisible — start with rank.

Cause 1 — Your price is wrong for your sub-market

Airbnb's algorithm de-prioritizes listings whose price-to-comp ratio is above 1.15 for more than 14 days. If you're priced 15%+ above the median booked rate in your exact sub-market (same bedrooms, asset class, neighborhood), your impressions collapse silently. Pull the median booked rate from AirDNA or PriceLabs and rebase.

Cause 2 — Your listing has stale calendar signals

A calendar that hasn't been opened, repriced, or extended in 14+ days drops in rank. Open 18 months of inventory, refresh min-stay rules every 7 days, and reprice at least weekly — even small changes restore the 'active host' boost.

Cause 3 — Hero photo is failing the 1-second test

The thumbnail does 80% of the click-through work. If your cover photo doesn't show the strongest single feature (pool, view, hero room, signature design element) shot in golden-hour light, swap it. Run an A/B in the dashboard for 14 days — a 0.6% CTR lift compounds into 30%+ booking lift.

Cause 4 — Review velocity has stalled

Airbnb weights review recency heavily. Three 5-star reviews in the last 30 days outranks twenty 5-star reviews from 18 months ago. If you're under one review per 6 booked nights, your post-stay request flow is broken — fix it before touching anything else.

Cause 5 — Min-stay is killing your funnel

A 3-night minimum on a sub-market where 62% of demand books 2 nights eliminates two-thirds of your impressions in search. Drop to 2 nights with a smart orphan-night premium and watch the page-view graph reverse within 7 days.

Cause 6 — You're only on Airbnb

Single-channel listings cap occupancy 18–25 points below multi-channel equivalents. Add Booking.com and VRBO with a channel manager; the cross-platform demand profile is non-overlapping in 80% of markets.

Cause 7 — Cancellation policy is too strict

Strict cancellation depresses conversion 30–40% in leisure markets. Move to Firm or Moderate, model the cancellation cost against the booking lift, and almost every listing wins on net revenue.

Cause 8 — Your title and first 3 amenity tags are generic

'Cozy apartment near downtown' loses to 'Loft w/ rooftop pool · Vondelpark 4 min walk'. Rewrite the title to lead with one signature feature and one named landmark. Pin the strongest 3 amenities at the top of the amenity list.

Cause 9 — You've been quietly soft-banned after a guest complaint

A single unresolved guest CS escalation can suppress search visibility for 21–45 days. Check Performance → Search ranking in the dashboard; if your rank is in the bottom quartile despite good metrics, open a host support ticket and ask for a manual review.
