The three metrics defined
ADR (Average Daily Rate): total room revenue ÷ booked nights. Occupancy: booked nights ÷ available nights. RevPAR (Revenue per Available Night): total room revenue ÷ available nights, or simply ADR × Occupancy. RevPAR is the only metric that captures both pricing power and demand capture in one number.
Why optimizing ADR alone fails
Pushing ADR without occupancy guardrails empties the calendar. A $400 ADR at 45% occupancy ($180 RevPAR) loses to $310 ADR at 72% occupancy ($223 RevPAR). Most owners — and most pricing tools left on default — over-index on ADR because it's the most visible number on the dashboard.
