Three things stand out. Occupancy varies far less than price — most managed markets sit in a narrow 60–92% band while nightly rates differ by a factor of 26. That means destination choice, not occupancy chasing, drives most of the revenue gap between two owners. Seasons also cluster: Oct is in peak season for 65 of the 154 tracked markets, followed by Apr with 63.
By region
Nightly rate and RevPAN medians use USD-quoted markets only so the comparison is like-for-like. Occupancy medians use every market in the region.

Methodology
What is measured
For each of the 154 markets: the average daily rate of a professionally managed three-bedroom home, average annual occupancy, and the peak season window. RevPAN is calculated as rate multiplied by occupancy.
Currencies are not converted
Each market is quoted in the currency used locally. Cross-market rankings and medians for price and RevPAN therefore use only the 107 USD-quoted markets. Occupancy comparisons cover all markets.
Limits of the data
These are market-level benchmarks for managed homes, not a forecast for any single address. A property's own layout, photography, review history and pricing discipline move results in either direction.

The median annual occupancy across all 154 tracked markets is 81%, ranging from 60% to 92%. Occupancy is comparable across currencies, so this figure covers every market in the dataset.
What is RevPAN and why use it instead of nightly rate?
RevPAN is revenue per available night: average daily rate multiplied by occupancy. A market with a high nightly rate and a short season can earn an owner less over a year than a cheaper market that books consistently, so RevPAN is the fairer way to compare two destinations.
Which months are peak season in the most markets?
